Price 
Option 1: (9 months)
1st March end – 31st October
Total Payment – £1550 

Option 2 : (12 months)
1st March  – 31st October – Season
1st Nov -29th Feb – Storage on pitch
Storage on the Pitch. You are able to use your caravan – However the showers and loos will be closed & Awnings must come down unless you have specifically asked Kerry for permission. *
Total Payment £1650 – Standard Pitch / Serviced Pitches – £1850

Season Period
We have a 12 month holiday licence (Not Residential) however our main season starts 1st March and ends 31st October. At this time we also close to Touring.  At the beginning of the storage period we will also ask if you would like to stay for the next upcoming season. There is a £50 deposit required for this.

Electricity
Electricity rates for currently 45p -This is the price we are charged from our provider, please chat to us if you would more info. Periodic billing based on metre readings on your pitch metre

Small & Peacefull

We really want to the site to continue to be a small and peaceful site. A site to rest and recuperate, somewhere to spend quality time together as a family and enjoy a slower pace of life. For this reason we have the following T’s & C’s

Seasonal Terms & Conditions:

Pitch Use
Please keep your pitch tidy, nothing to be stored underneath apart from your water / waste and electric cables when you vacate. Pitch must be used for holiday use only and you must not regularly go to work from the site. Maximum time you can stay on site is 21 nights for any one visit. You must then leave the Site for at least 5 nights before a return visit. No sub-letting of the pitch. Your annual fee covers you visiting your caravan for up to 140 nights within the year. Additional nights are on a discretionary basis and will be charged on a per night basis.  We are a holiday site, not residential. We reserve the right to ask you to leave without refund if we consider the stay is not a holiday.

We have two types of Pitch :

*Family Pitch (Your pitch must be used by your household family unit of 4 people only (Family of over 4 on a discretionary basis) – 5 Family Pitches for 2024

*Couples Pitch (These are Adult-Only pitches however Grandchildren / Occasional Children are permitted to stay on a discretionary basis for up to 14 nights – No Subletting – You must allways be present when the caravan is occupied)

Dogs:
We love dogs! however due to nature and the importance of peace & quiet we will only be allowing  2 small to medium dogs in 2024. They must not be reactive and must be able to be sociable to other dogs and people. Dog poo must be gathered and they must be on a lead at ALL times.

Touring
You are welcome to take the caravan off the pitch to go touring –Your pitch will still remain yours etc

Awnings
Awnings are permitted during the Season provided they have storm straps (no pallet flooring or soft furniture please due to potential of vermin.  Please keep awning straps within the hard standing please so that we can mow the grass around with ease. After the 31st October awnings must come down , however if you meet a certain criteria you may ask Kerry for permission to leave up during the Winter season. You must read the Awning Rules before erecting your awning for the season.

Parking
Please park on the hard standing on the front of your van (providing a fire engine can pass on the road – ie 3 metres) or in the car park.

Wind Breaks
With permission you may use a plain coloured wind break on the grass in between up to a distance of 3 metres, please remove when you leave or when we come to mow the grass. – Please have a chat to us if you would like to put up a wind break

Around the pitch
Please keep your pitch tidy and please keep everything within your hard standing pitch. If you would like a storage box please ask us, this is usually ok if it is within your awning.
No personalisation of pitches please (ie no; ornaments, boxes, storage, plantings, flags etc. A couple of solar lights for safety are fine. When you leave please pop all BBQ’s, chairs etc back within your awning etc, Pop electric leads (& hosepipes) under your van (Please keep everything else in the awning) When you leave site Nothing should be left outside or under your van apart form your electric / water fittings 

You are also welcome to use a small tidy dog enclosure, please keep within your hard standing pitch. Make sure it is secured down & safe. Awnings & Vans must be washed thoroughly twice a year and kept in good order.

Gas BBQ’s are permitted (no Charcoal please)

Siting your caravan – Please make sure your caravan & awning are around 4+ inches within the hardstanding, this allows us to mow around safely. The tow bar should face out for fire regulations. It must be fully insured for liability including the awning if you choose to keep it up.

Behaviour: Your behaviour must not be offensive, illegal or dangerous. You must not work from the site, it is for holiday use only.

Taps
Hosepipes are next to your pitch and shared with your neighbour opposite. They can be used for filling of barrels but the taps must be turned off and un-hooked so that water is not accidently wasted etc – Please do not “plumb in” unless you are pitches 11 to 21 (Serviced pitch’s) No water slides, paddling pools etc

Electric Hook Up
We provide a 16amp supply of power to each pitch, this has a digital metre on. We take metre reads regularly and periodically through the year. Please un-hooked your cables when you leave and put away in within your pitch.

Gas
For safety reasons, gas bottles must be kept in the Outfit’s gas locker.

Peaceful Escape
We try to provide a Peaceful Escape from lifes stresses! Because of this we politely ask for to comply with our No noise after 10pm policy. Also please respect others privacy & do not to walk / cycle or parking across other caravan pitches. (Drones prohibited)  5MHP speed limit onsite.

When you come to site:

We have an online booking system, one you book on we will send you a security gate code 24 hours prior to your arrival, the booking system can be found at https://oldyorkforest.co.uk/seasonal-pitch-york/  You have pre-paid so will not need to pay to reserve you pitch

When you go home
After each visit, please un-hook the power and water, wrap up cables and put away under your van. This is due to health, safety & fire regulations. Do not leave anything outside the van which can blow away or damage other vans.

Viewing the Site:

We’re happy for you to pop over and view the site (by prior appointment) If you would like to go ahead & book the pitch you will need to pay a deposit of £100 on the day.

Booking with us:

If you book on the 1st Feb we require the full amount less your deposit. This covers the season starting 1st March

If, for example, you book half way through the year you will be billed pro-rata for the period up to 1st Feb. Payment is non-refundable. If you choose to view the pitch you can secure the pitch for a non-refundable deposit of £100 (First Come, First Served basis) We will then issue you a full invoice for the balance.

Caravans over 20 years old will need prior agreement and we may ask to see a picture.

Notes:
We are a small farming family who have farmed in the area for 4 generations. You will often see us on site, mowing, cleaning the showers’s etc. We set up the site as we have caravanned for years and wanted to share our beautiful area with others. Our site is small and peaceful site. A site to rest and recuperate, somewhere to spend quality time together as a family and enjoy a slower pace of life. We hope that you understand our need for our T’s & C’s and look forward to welcoming!
